DEVELOPING SCOPE OF WORK

Building your forever compound isn’t easy, but we are excited to be in this process with you.  On this page, you will find the planning process to develop the Scope of Work for the project. The first step is to work with our vendors to develop your master plan. This process is about 3 months, and we’re here to guide you each step of the way.

The master plan will give us everything we would need to put together a Scope of Work and detailed pricing for construction services.

NEXT STEPS IN THE PROCESS

MASTER SITE PLAN
Master layout of the entire site with our engineering  team

ARCHITECTURAL PLANS
Master design layout, including interior and exterior designs for each property, engineer and architectural plans

THE SURVEY
The survey will be used to determine the site plan, demo plan, along with ingress and egress plotting of the property

SITE TEST
All site tests to be completed to ensure project site is permit ready

PERMIT APPROVAL

ZONING

We will handle any zoning requirements to get the project approved as desired

VARIANCE

If there are any variances required, we’ll work with city planning to get everything approved

COMMUNITY MEETINGS

We will attend community and city planning meetings to ensure we’re approved for zoning requirements

PERMITTING

Once we have Stamped architectural plans of the entire design, we’ll work with city planning to acquire permit for construction

TIMELINE FOR SCOPE OF WORK DEVELOPMENT

MASTER SITE PLAN DEVELOPMENT

Timeline: ~ 2 Weeks

ARCHITECTURAL & ENGINEERING PLANS FOR SINGLE AND MULTI-FAMILY UNITS*

*If the flats vary, additional 2wks will be needed

Timeline: ~ 4 Weeks

SURVEY INCLUDING DEMO AND SITE PLAN. THIS WILL ALSO INCLUDE INGRESS AND EGRESS PLANNING

Timeline: ~ 2 Weeks

SITE TESTING INCLUDING ASBESTOS TEST, SOIL TEST, AND RODENT TEST

Timeline: ~ 1 Week

ALL PERMIT & VARIANCE MEETINGS TO GET APPROVED

Timeline: ~ 60 – 90 Days
